In accordance with the provisions of the Contract Law of the People's Republic of China and the Regulations of Shanghai Municipality on House Leasing (hereinafter referred to as the Regulations), Party A and Party B, on the basis of equality, voluntariness, fairness, honesty and credibility, have reached an agreement through consultation on the lease of the shops owned by Party A by Party B, hereby enter into this contract. This contract is based on the Shanghai Housing Lease and Commercial Housing Pre lease Contract formulated by Shanghai Housing and Land Resources Management Bureau and the Administration for Industry and Commerce in November 2000 as the model, combined with the actual situation of both parties, and under the condition that both parties reach consensus through consultation, which is the expression of the true meaning of both parties.
1、 Conditions of rental office buildings
1-1 The main conditions of the office buildings leased by Party A to Party B are as follows:

1-2 Party A, as the real estate owner of the house, establishes a lease relationship with Party B. Before signing this contract, Party A has told Party B that the house is not mortgaged. Party A, as the real estate owner of the house, establishes a lease relationship with Party B. Before signing this contract, Party A has told Party B that the house has been mortgaged (mortgaged). Party A guarantees that the lease has been agreed by the mortgagee. If the house needs to be disposed due to mortgage, both parties agree to deal with it according to the relevant contents of the conditions for termination of this contract in Part IX.
1-3 The co owners of the house include: _____________. Party A guarantees that all co owners of the property agree to lease the house to Party B for use, and sign this contract with Party A for confirmation. The leased house has no ownership dispute. (The co owner of the property rights authorizes Party A to sign the letter of authorization, and Party A guarantees that the letter of authorization is true and effective, and bears corresponding legal liabilities.)
1-4 Use scope, conditions and requirements of public or shared parts of the house; The existing decoration, auxiliary facilities and equipment conditions, and the contents, standards and matters to be agreed upon of Party A's consent to Party B's self decoration and additional auxiliary facilities shall be listed by Party A and Party B respectively in Annexes (II) and (III) of this Contract. Party A and Party B agree that the attachment shall serve as the acceptance basis for Party A to deliver the house to Party B and Party B to return the house to Party A upon termination of this contract.
II lease purpose
2-1 Party B promises to Party A to lease the house for Party B's office and business use, and Party B guarantees to comply with the provisions of the state and the city on the use of the house and property management.
